Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in MACOMB County, starting promptly at 10:00 AM, on August 21, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. MORTGAGE INFORMATION: Default has been made in the conditions of a certain mortgage made by Kenneth H. Szyndlar and Maryanne Szyndlar, husband and wife, whose address is 24166 Virginia Avenue, Warren, Michigan 48091, as original Mortgagors, to Chase Manhattan Mortgage Corporation, being a mortgage dated November 21, 2003, and recorded on December 19, 2003 in Liber 14809 Page 328. Said mortgage was modified by two loan modification agreements, the first recorded April 30, 2015, in Liber 23381, Page 183. The second loan modification agreement was recorded July 31, 2024, in Liber 29692, Page 175, Macomb County Records, State of Michigan and then assigned through mesne assignments to Carrington Mortgage Services, LLC, as assignee as documented by an assignment dated September 20, 2022 and recorded on September 21, 2022 in Liber 28820 Page 767, Macomb County Records, Michigan, on which mortgage there is claimed to be due at the date hereof the sum of ONE HUNDRED THREE THOUSAND FOUR HUNDRED EIGHTY-TWO AND 48/100 DOLLARS ($103,482.48). Said premises are situated in the City of Warren, County of Macomb, State of Michigan, and are described as: LOT 27, FASTWOOD MANOR SUBDIVISION, AS RECORDED IN LIBER 37, PAGE 48/49 OF PLATS, MACOMB COUNTY RECORDS.
