Public Foreclosure Notice
NOTICE OF MORTGAGE FORECLOSURE SALE Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in Kent County, starting promptly at 10 a.m., on Wednesday, September 23, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. The Mortgage in default and being foreclosed is described as: Mortgage made by S. INGERSOLL PROPERTIES, LLC, as mortgagor, to First National Bank of Michigan, a national banking association, as mortgagee(“Lender”), dated November 17, 2021 and recorded November 22, 2021, as Document No. 202111220126848, Kent County Records, Michigan (the “Mortgage”). The amount due on the Mortgage as of the date of this Notice is $424,867.80. This amount does not reflect the total amount due on the Mortgage for any prepayment obligation due, and some or all of the amounts paid by Lender to collect the debt or to protect its rights under the Mortgage or otherwise due under the Mortgage, and may not reflect all credits attributable to the loan secured by the Mortgage. The Mortgage contains a power of sale and no suit or proceeding at law or in equity has been instituted to recover the debt secured by the Mortgage, or any part of the Mortgage. The public auction described above may be adjourned to a later date; and the specific location within the place of holding of the circuit court where the public auction is held may be designated by the sheriff or deputy sheriff conducting the sale. Lender will apply the sale proceeds to the amount due on the Mortgage as stated above, plus any amount subsequently paid by Lender to protect its interest in the property and interest on the amount due at the rate of 5.25% per annum. The mortgaged premises (collectively, the “Mortgaged Property”) to be sold at foreclosure sale is located in the Township of Plainfield, County of Kent, Michigan, and is described more particularly as: Lots 1 and 2, C.C.
