NOTICE OF MORTGAGE FORECLOSURE SALE This firm is a debt collector attempting to collect a debt. Any information we obtain will be used for that purpose. Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in Oakland County, the Oakland County Courthouse, 1st Floor, 1200 N. Telegraph Rd., Pontiac, Michigan 48341, starting promptly at 10:00 a.m. on Tuesday February 10, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchase to free and clear ownership of the property. KEEGO HARBOR MHC – MICHIGAN, LLC, a Michigan limited liability company (“Mortgagor”) executed a mortgage in favor of RED OAK CAPITAL HOLDINGS, LLC, a Delaware limited liability company, having an address at 625 Kenmoor Avenue SE, Suite 200, Grand Rapids, Michigan 49546, dated April 26, 2023, and recorded in the office of the Register of Deeds for Oakland County, Michigan on May 3, 2023, in Liber 58579, Page 322 thru 339 (the “Mortgage”). RED OAK CAPITAL HOLDINGS, LLC assigned all of the right, title, and interest in and to the Mortgage to RED OAK CAPITAL FUND II, LLC, pursuant to that certain Assignment of Mortgage dated May 2, 2023, and recorded in the office of the Register of Deeds for Oakland County, Michigan on May 11, 2023, in Liber 58600, Page 204 thru 207. ROCF II SERIES, a series of RED OAK CAPITAL FUND SERIES, LLC, a Delaware series limited liability company as successor by merger and f/k/a Red Oak Capital Fund II, LLC, assigned all of the right, title, and interest in and to the Mortgage to ROCF II SPV, LLC, a Delaware limited liability company, pursuant to that certain Assignment of Mortgage dated February 28, 2025, and recorded in the office of the Register of Deeds for Oakland County, Michigan on October 9, 2025, in Liber 60603, Page 400 thru 404 (the “Mortgagee”). By reason of a default under the conditions of the Mortgage, the Mortgagee elects to declare and hereby declares the entire unpaid amount of the Mortgage due and payable forthwith. Mortgagee is the owner of the indebtedness secured by the Mortgage. As of the date of this Notice there is claimed to be due for principal and interest on the Mortgage the sum of three million forty-eight thousand ninety-six and 78/100 Dollars ($3,048,096.78). No suit or proceeding at law has been instituted to recover the debt secured by the Mortgage or any part thereof. The premises covered by the Mortgage are situated in the City of Keego Harbor, County of Oakland, State of Michigan, and described as follows: A parcel of land situated in part of the Southeast 1/4 of Section 2, Town 2 North, Range 9 East, City of Keego Harbor, Oakland County, Michigan, more particularly described as: Beginning at the Southwest corner of Sawyer's Keego Harbor Subdivision, as recorded in Liber 18 of Plats, Page 27, Oakland County, Michigan, more particularly described as: Beginning at the Southwest corner of Sawyer's Keego Harbor Subdivision, as recorded in Liber 18 of Plats, Pae 27, Oakland County Records, Said Point being on the Northerly right of way line of Orchard Lake Road, as it now exists; thence South 65 deg. 43' West, 525.95 feet along the Northerly line of Orchard Lake Road to a monument on the North and South 1/8th line, said monument and North and South 1/8th Section line being the one and same as established by Spalding and DeDecker and Associates, Inc., of Birmingham, Michigan, Engineers for the City of Keego Harbor, Michigan, according to a Circuit Court Decree, File No. 26024, by Honorable William John Beer, Circuit Judge; thence North 01 deg. 55' 20” East along the aforementioned North and South 18th Section line of the Southeast 1/4 of said Section 2, a distance of 719.26 feet to a point on the Southerly boundary of aforementioned Sawyer's Keego Harbor Subdivision, said point being in the Lake and South 86 deg. 17' East 10.09 feet from the North and South 1/8th line, as recorded in the description of Sawyer's Keego Harbor Subdivision, in Liber 18 of Plats, Page 27, Oakland County Records, thence South 86 deg. 17' East along the Southerly boundary of Sawyer's Keego Harbor Subdivision, a distance of 229.91 feet to a point; thence South 24 deg. 51' East along the Westerly boundary of said Sawyer's Keego Harbor Subdivision, a distance of 537.43 feet to the point of beginning.
