We are a debt collector trying to collect a debt and any information obtained will be used for that purpose. FORECLOSURE NOTICE Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in Oakland County, starting promptly at 10:00 a.m. on August 25, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. Default has been made in the conditions of a certain mortgage made by Indira D. Madugula, Mortgagor, to First Merchants Bank, Successor by Merger to Level One Bank, original Mortgagee, dated June 30, 2017 recorded July 06, 2017, in Liber 50839, page 54, Oakland County Records, on which mortgage there is claimed to be due at the date hereof the sum of Two Hundred Seventy Thousand Seven Hundred Ninety-Nine 57/100 Dollars ($270,799.57), including interest accruing at 9.00% per annum. The Mortgagee will apply the sales proceeds to the debt secured by the Mortgage as stated above, plus interest on the amount due at a rate of interest accruing at 9.00% per annum; all legal costs and expenses, including attorney fees allowed by law; and also any amount paid by the Mortgagee to protect its interest in the property. The Property that is the subject of this Foreclosure Notice is located in the City of Rochester Hills, County of Oakland, State of Michigan described as: Lot(s) 86 of VINTAGE ESTATES NO. 2 according to the plat thereof recorded in Liber 218 of Plats, Page 14 of Oakland County Records. More commonly known as: 1930 Haverhill Dr., Rochester Hills, Michigan 48306 Parcel ID No.: 15-04-104-001 Together with all equipment, fixtures and articles of personal property now or hereafter attached to or used in or about the land and improvements, including all personal goods as defined in the Mortgage. In accordance with MCL 600.3240, MCL 600.3241 and MCL 600.3241(a), the redemption period shall be six (6) months from the date of such sale, unless determined abandoned, in which case the redemption period shall be thirty (30) days from the date of such sale or as otherwise dictated by law.
