Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in OAKLAND County, starting promptly at 10:00 AM, on October 13, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. Said mortgage was modified by three loan modification agreements. The first dated August 8, 2016, recorded October 5, 2016, in Liber 49907, Page 69. The second dated April 20, 2020, recorded June 11, 2020, in Liber 54335, Page 239. The third dated April 12, 2022, recorded May 20, 2022, in Liber 57783, Page 623, Oakland County Records, State of Michigan and assigned by said mortgagee through mesne assignments to Carrington Mortgage Services, LLC, as assignee as documented by an assignment dated October 7, 2022 and recorded on October 11, 2022 in Liber 58179 Page 225, Oakland County Records, Michigan, on which mortgage there is claimed to be due at the date hereof the sum of THREE HUNDRED THIRTY-FIVE THOUSAND NINE HUNDRED THIRTY-SEVEN AND 79/100 DOLLARS ($335,937.79). Said premises are situated in the Township of Brandon, County of Oakland, State of Michigan, and are described as: Part of the Southwest 1/4, Section 1, Town 5 North, Range 9 East, Brandon Township, Oakland County, Michigan, beginning at a point distant South 89 degrees 52 minutes 00 seconds West 860 feet and North 00 degrees 04 minutes 12 seconds West 640.50 feet and North 89 degrees 52 minutes 00 seconds East 178 feet and North 00 degrees 55 minutes 23 seconds East 45.80 feet from the South 1/4 corner; thence South 89 degrees 52 minutes 00 seconds West 642.07 feet; thence North 00 degrees 06 minutes 50 seconds East 169.30 feet; thence North 89 degrees 52 minutes 00 seconds East 644.46 feet; thence South 00 degrees 55 minutes 23 seconds West 169.33 feet to beginning.
