Default has occurred in the payment of condominium association assessments to Union Square Condominium Association, a Michigan non-profit corporation, whose address is c/o Action Condominium Management, LLC, 2857 Byron Center Ave., SW, Wyoming, MI 49519 (AAssociation@), by Jake Farr, 600 Broadway Ave., NW, Apt. 408 Grand Rapids, MI 49504 (ACo-Owner@), pursuant to the terms and conditions of the Master Deed dated May 27, 2005 and recorded May 27, 2005, as Instrument No. 20050527-0063086, as amended, and designated as Kent County Condominium Subdivision Plan No. 742. A Notice of Lien for the below-described premises dated July 31, 2025, was recorded by the Association on August 18, 2025 as Instrument Number 20250818-0053533, Kent County Records, and served upon the delinquent Co-Owner by certified mail, return receipt requested, postage prepaid, to his last known address, involving the following property situated in the City of Grand Rapids, Kent County, Michigan: Unit 116, Union Square, a Condominium according to the Master Deed recorded in Instrument No. 20050527-0063086, and any amendments thereto, in the Office of the Kent County Register of Deeds, and designated as Kent County Condominium Subdivision Plan No. 742, together with rights in general common elements and limited common elements as set forth in said Master Deed and as Described in Act 59 of the Public Acts of 1978 as amended. More commonly known as 600 Broadway Ave. NW, Apt 408 Property ID Number: 41-13-24-335-116 Under Article V, Section 5.07(e) of the Condominium Bylaws of the Project, and Section 108 of the Michigan Condominium Act, P.A. 1978, No. 59, as amended, unpaid assessments constitute a lien on the respective condominium units owned by the Co-Owner until paid. Liens for unpaid assessments may be foreclosed in the same manner that mortgages may be foreclosed under Michigan law, including foreclosure by advertisement and sale under Chapter 32 of the Revised Judicature Act, as amended. If the property is sold at a foreclosure sale under this Chapter, under Section 3278 the borrower will be held responsible to the person who buys the property at the foreclosure sale or to the mortgage holder for damaging the property during the redemption period. There is currently due and unpaid the sum of $3,698.05, excluding interest, costs, and attorneys= fees. The length of the redemption period is six (6) months from the date of the sale, in accordance with MCLA 600.3240; MSA 27A.3240.
