THIS FIRM IS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. NOTICE OF FORECLOSURE BY ADVERTISEMENT. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises or some part of them, at a public auction sale to the highest bidder for cash or cashier’s check at the place of holding the circuit court in Kalkaska County, starting promptly at 11am, on Thursday, April 16, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. The foreclosure sale is pursuant to the terms and conditions of a Mortgage made by CRAIG DUPREY, Mortgagor, to First National Bank of America, Mortgagee, dated April 24, 2009, and recorded May 14, 2009, in Instrument Number 3091146, of Kalkaska County Records, Michigan, on which mortgage there is claimed to be due as of the date of this notice $20,162.69, including interest at 11.5% per annum. Said premises are situated in Coldsprings Township, Kalkaska County, Michigan, and are described as: Lot 20, Elmwood, according to the plat thereof as recorded at Liber D, Page 34 of Plats, Kalkaska County Records, c/k/a 8398 Central Ave NE, Kalkaska, MI 49646. The redemption period shall be six months from the date of the sale, unless the premises are determined to be abandoned pursuant to MCL 600.3241a, in which case the redemption period shall be one month, or until the time to provide the notice required by MCL 600.3241a(c) expires, whichever is later. The redemption period further may be shortened pursuant to MCL 600.3238(10) if the property is not adequately maintained, or if the purchaser is denied the opportunity to inspect the property. Please be advised that if the mortgaged property is sold at a foreclosure sale by advertisement, pursuant to MCL 600.3278 the borrower will be held responsible to the person who buys the property at the mortgage foreclosure sale, or to the mortgage holder, for damaging the property during the redemption period.
