Public Foreclosure Notice
NOTICE OF FORECLOSURE BY ADVERTISEMENT Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage be foreclosed by a sale of the mortgaged premises, or some part of them, at public auction sale to the highest bidder for cash or cashier's check at that place where Circuit Court is held in Wayne County, Michigan, starting promptly at 11:00 a.m., on Thursday, July 16, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at sale does not automatically entitle the purchaser to free and clear ownership of the property. Default has been made in the conditions of a certain Commercial Mortgage ("Mortgage") to secure an indebtedness in the original amount of $262,000.00, from Ali T. Daoud, an individual, the Mortgagor, to U.S. Bank Trust Company, National Association, as Trustee for Velocity Commercial Capital Loan Trust 2025-5, Mortgagee, dated October 8, 2025, recorded on October 21, 2025, at Instrument No. 2025292086, Liber 59856, Page 470 of the Records of the Wayne County Register of Deeds, as assignee to Mortgagee by virtue of an assignment recorded January 2, 2026 at Instrument No. 2026017560, Liber 59986, Page 1303 on which Mortgage there is claimed to be due the amount of $261,747.45 as of June 30, 2026, plus regular interest accruing on the principal sum of $261,747.45 at the rate of 9.615% per annum, plus default interest on the principal at the rate of 5.0% per annum, plus loan fees that continue to accrue thereafter, plus late charges, corporate advances, and escrow advances that continue to accrue thereafter, plus any applicable contractual prepayment penalty, plus legal fees and costs. No suit or proceeding at law has been instituted to recover the debt secured by said Mortgage or any part thereof.
