NOTICE OF FORECLOSURE BY ADVERTISEMENT PLEASE TAKE NOTICE that a default has been made in the conditions of a certain Mortgage granted by Steven Nevenhoven, a married man, as Mortgagor, to Arbor Financial Credit Union, as Mortgagee, dated June 17, 2024 recorded June 24, 2024, in Document Number 2024-016812, Kalamazoo County Records, for Kalamazoo County, Michigan (the "Mortgage") and the Mortgage is being foreclosed upon by Mortgagee. The premises subject to this foreclosure are located in the City of Portage, County of Kalamazoo, State of Michigan, and described as: Lot 41 of Grosse Point Village, located in Northeast ¼ of Section 4, Town 3 South, Range 11 West, Township (now City) of Portage, County of Kalamazoo, Michigan, according to the recorded Plat thereof, as recorded in Liber 23 of Plats, Page 36, Kalamazoo County Records. which is commonly known as: 722 Grandmarais Ave., Portage, MI 49024 Tax Parcel No. 39-10-02920-041-0 No suit or proceeding at law or in equity has been instituted against the Mortgagor to recover the debt, or any part of the debt, secured by the Mortgage, and the power of sale in the Mortgage has become operative by reason of default. There is claimed to be an indebtedness, as defined by the Mortgage, due and unpaid in the amount Three Hundred Eighty-Two Thousand Seven Hundred Fifty-Four Dollars and Twenty-nine cents ($382,754.29) including principal and interest, and other costs secured by the Mortgage. The indebtedness continues to increase at the per diem rate of $71.26. NOTICE IS HEREBY GIVEN under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that on Thursday, July 16, 2026 at 10:00 a.m. at 330 Eleanor St., Kalamazoo MI 49007, that being the place of holding of the Circuit Court for the County of Kalamazoo, the premises will be offered for sale and sold to the highest bidder, at public sale, for the purposes of satisfying the amount of the indebtedness then due on the Mortgage, together with interest, costs, attorney fees, taxes, insurance, and any other advances and expenses due under the Mortgage or permitted under Michigan law. The amount due on the mortgage may potentially be greater on the date of the sale than the indebtedness listed in this Notice. Placing the highest bid does not automatically entitle the purchaser to free and clear ownership of the property.
