Notice is given under Section 3212 of the Revised Judicature Act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier’s check at the place of holding the circuit court in Van Buren County, starting promptly at 1:00 P.M., on September 3, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. On the date of this notice, there is claimed to be due the principal of Forty-One Thousand Five Hundred Eighty-Three Dollars and 51/100 Dollars ($41,583.51) plus accrued interest at 7.750% per annum. Under the power of sale contained in said mortgage and the statute in such case made and provided, notice is hereby given that said mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at the place of holding in the circuit court within Van Buren County, Michigan @ 1:00 P.M. on Thursday, September 3, 2026. Except commencing at the south 1/4 post of section 32, town 1 south, range 16 west; thence north 89 degrees 22 minutes 46 seconds east on the south section line 936.20 feet to the place of beginning of this description; thence north parallel with the north and south ¼ line 430.00 feet; thence south 89 degrees 22 minutes 46 seconds west 266.16 feet; thence north 653.35 feet; thence north 89 degrees 21 minutes 16 seconds east parallel with the east and west 1/8 line of the southeast 1/4 597.82 feet; thence north 00 degrees 05 minutes 45 seconds east parallel with the north and south 1/8 line of the southeast 1/4 594.52 feet to the centerline of m-43 highway; thence on same 41.17 feet along a curve to the right with a radius of 8594.36 feet and a chord that bears south 76 degrees 13 minutes 15 seconds east 41.17 feet to the north and south 1/8 line of the southeast 1/4; thence south 00 degrees 05 minutes 45 seconds west on same 540.00 feet; thence north 89 degrees 22 minutes 46 seconds east 264.00 feet; thence south 00 degrees 05 minutes 45 seconds west 1127.92 feet to the south section line: thence south 89 degrees 22 minutes 46 seconds west on same 633.85 feet to the place of beginning.
