FORECLOSURE NOTICE Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier’s check at the place of holding the circuit court in Lenawee County, starting promptly at 10:00 a.m. on Thursday, December 11, 2025. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. Default has been made in the conditions of a certain mortgage made by Barry Mohr Spouse of Shari Mohr, Shari Mohr AKA Shari L Mohr Spouse of Barry Mohr and Justin Hosler Spouse of Jennifer Hosler, Jennifer Hosler Spouse of Justin Hosler, Mortgagors, to The Farmers & Merchants State Bank, Mortgagee, dated June 4, 2021, recorded June 8, 2021, in Liber 2620, Page 555, Lenawee County Register of Deeds, on which mortgage there is claimed to be due at the date hereof the sum of Two Hundred Twelve Thousand 00/100 Dollars ($212,000.00), including interest accruing at 7% per annum. The Mortgagee will apply the sales proceeds to the debt secured by the Mortgage as stated above, plus interest on the amount due at a rate of interest accruing at 7% per annum; all legal costs and expenses, including attorney fees allowed by law; and also any amount paid by the Mortgagee to protect its interest in the property. The Property that is the subject of this Foreclosure Notice is located in the Township of Rome, County of Lenawee, State of Michigan described as: All that part of the East 1/2 of the Northeast 1/4 of Section 24, Town 6 South, Range 2 East, described as beginning on the East line of Section 24 aforesaid 704.37 feet North of the East 1/4 corner of said Section 24; thence North 86 Degrees 34 Minutes 30 Seconds West 1,319.15 feet thence North 00 Degrees 00 Minutes 23 Seconds East 562.38 feet along the West line of the said East 1/2 of the Northeast 1/4 of Section 24; thence South 86 Degrees 34 Minutes 30 Seconds East 1,319.09 feet to the East line of said Section 24; thence South 562.38 feet to the point of beginning. More commonly known as: 3610 Townline Hwy., Adrian, Michigan 49221 Parcel ID No.: RM0-124-2350-00 Together with all equipment, fixtures and articles of personal property now or hereafter attached to or used in or about the land and improvements, including all personal goods as defined in the Mortgage. In accordance with MCL 600.3240, MCL 600.3241 and MCL 600.3241(a), the redemption period shall be one (1) year from the date of such sale, unless determined abandoned, in which case the redemption period shall be thirty (30) days from the date of such sale or as otherwise dictated by law.
