NOTICE OF FORECLOSURE BY ADVERTISEMENT Notice is given under Section 3212 of the Revised Judicature Act of 1961, 1961 PA 236, MCL 600.3212, that the following Mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the Circuit Court in Wayne County, starting promptly at 11:00 AM on Thursday, February 26, 2026. The amount due on the Mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. Default has been made in the conditions of a certain Mortgage (“Mortgage”) made by Samarth Patel and Shruti Patel, husband and wife (collectively, “Mortgagor”), to IncredibleBank (“Mortgagee”), which Mortgage is dated September 24, 2020, and recorded on October 7, 2020, at Liber 56025, Page 1260, Wayne County Records. As of January 27, 2026, the amount claimed to be due under the Mortgage is the sum of $277,439.89 (Two Hundred Seventy-Seven Thousand Four Hundred Thirty-Nine and 89/100 Dollars). This sum will increase as additional interest, costs, expenses, and attorney fees accrue under the Mortgage and Loan Agreement, and which are permitted under Michigan law. No suit or proceeding has been instituted to recover any part of the debt secured by the Mortgage, and the power of sale contained in the Mortgage has become operative by reason of such default. Under the power of sale contained in the Mortgage, and the statute in such case made and provided, notice is hereby given that the Mortgage will be foreclosed by sale of the mortgaged premises at public sale to the highest bidder at the Third Judicial Circuit Court, Coleman A. Young Municipal Center, Erma Henderson Auditorium, 2 Woodward Avenue, 13th Floor, Detroit, Michigan 48226, on Thursday, February 26, 2026, at 11:00 AM.
