NOTICE OF ASSOCIATION LIEN FORECLOSURE SALE WHEREAS, default has been made in the terms and conditions of the Declaration of Covenants, Easements and Restrictions for The Fairways at Gateway Sub. No. 1, dated September 15, 2000, signed on September 18, 2000, and recorded on September 28, 2000, in Liber 32387, Page 511, et seq., Wayne County, Michigan, Register of Deeds, as adopted as the Declaration of Covenants and Restrictions for The Fairways at Gateway Subdivision No. 2, dated May 6, 2002, signed May 6, 2002, and recorded on June 10, 2002, in Liber 36340, Page 1297, et seq., Wayne County, Michigan, Register of Deeds, and any amendments thereto (the “Declaration”). Said default under the Declaration has resulted in the recordation of a “Notice of Lien for Nonpayment of Assessments” by The Fairways at Gateway Subdivision Association, said Notice of Lien for Nonpayment of Assessments being dated October 22, 2025, signed on October 22, 2025, and recorded on October 22, 2025, in Liber 59861, Page 90, Wayne County, Michigan, Register of Deeds (the “Lien”) on which Lien there is claimed to be due, as of the date hereon, the sum of TWO THOUSAND THREE HUNDRED THIRTY-SEVEN AND 77/100 DOLLARS ($2,337.77). Under the power of sale contained in Article V, Section 8 of the Declaration, please take notice as follows: Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following Lien will be foreclosed by a sale of the liened premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in Wayne County, starting promptly at 11:00 AM, on April 9, 2026. The amount due on the Lien may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the premises. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information.
