NOTICE OF MORTGAGE FORECLOSURE Default having been made in the terms and conditions of a certain Mortgage in the principal amount of $53,000.00 by and between BRADLEY HUSS, whose address is 1831 McIlwraith Street, Muskegon, Michigan 49442, as Mortgagor, and MUSKEGON ST. JOSEPH FEDERAL CREDIT UNION, as Mortgagee, whose address is 1903 Barclay Street, Muskegon, Michigan 49441, dated February 10, 2021, and recorded on February 25, 2021, in Liber 4249, Page 186, Muskegon County Register of Deeds, concerning property at 1831 McIlwraith Street, Muskegon, Michigan 49442 because of non-payment of installments and/or interest and non-payment of real property taxes. The amount due under the mortgage as of the date of this notice (August 27, 2025) is $37,614.60, principle and accrued interest, with interest continuing to accrue at the rate of 6%. No suit or proceedings at law or in equity have been instituted to recover the debt secured by said mortgage or sale contained in said mortgage or any part thereof. Now, therefore, by virtue of the power of sale contained in said mortgage, and pursuant to the statute of the State of Michigan in such case made and provided, notice is hereby given that on Friday, October 3, 2025, at 11:00 a.m. said mortgage will be foreclosed by a sale at public auction, to the highest bidder at the Pine Street entrance to the Michael E. Kobza Hall of Justice Building in Muskegon, MI. Under MCL 600.3240(8), the length of time that the property may be redeemed by the Mortgagor is six (6) months after the date of sale, or March 3, 2026. Should said real property be sold, the Mortgagor will be held responsible to the purchaser of said property for any damage to said property during the redemption period. The description of the property being foreclosed on is located in the City of Muskegon, County of Muskegon, State of Michigan, and is legally described as follows: Lot 6 Wharncliffe Grove, a Subdivision of part of Block 2, R.P. Easton's 2nd Subdivision, City of Muskegon, Muskegon County, Michigan, as recorded in Liber 7 of Plats, Page 27.
