MORTGAGE SALE -Default has been made in the conditions of a certain mortgage made by Dexter Ave Development, LLC, a Michigan limited liability company, to Premium Homes Realty LLC, Mortgagee, dated May 31, 2024, and recorded on June 5, 2024, at Liber 58901 and Page 368, Wayne County Register of Deeds, Michigan, on which mortgage there is claimed to be due as of March 2, 2026, the sum of Six Hundred and Twenty Eight Thousand Six Hundred Eighty Seven Dollars and 23/100 Dollars ($628,687.23), including interest at 24.99% per annum. Under the power of sale contained in said mortgage and the statute in such case made and provided, notice is hereby given that said mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at public vendue, at the Wayne County Circuit Court Courthouse, Coleman A. Young Municipal Center, 2 Woodward Avenue, Detroit, Michigan 48226, in the Erma Henderson Auditorium on the 13th floor at 11 o'clock a.m. on April 23, 2026. Lathrup's Lawrence and Collingwood Avenues Subdivision, as recorded in Liber 33, Page 9 of Plats, Wayne County records Tax I.D. #: Ward 12: Item No. 010488 Tax I.D. #: Ward 12: Item No. 010489 Commonly known as: 10300 Dexter Avenue, Detroit, MI 48206 10340 Dexter Avenue, Detroit, MI 48206 The redemption period shall be 6 months from the date of such sale, unless determined abandoned in accordance with MCLA 600.3241a, in which case the redemption period shall be 30 days from the date of such sale. If the property is sold at a foreclosure sale, the borrower will be held responsible to the person who buys the property at the mortgage foreclosure sale or to the mortgage holder for damaging the property during the redemption period. Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in Wayne County, starting promptly at 11:00 a.m., on April 23, 2026.
