NOTICE OF MORTGAGE FORECLOSURE SALE The Mortgage described below is in default: Mortgage made by Impulso 5751 LLC, a Michigan limited liability company as Mortgagor, to Bank of Ann Arbor, successor in interest by acquisition to Nicolet National Bank, as Mortgagee, dated October 21, 2021 and recorded November 29, 2021 in Liber 57116, Page 280, Oakland County Records, Michigan (the "Mortgage"). The Mortgage was assigned to Bank of Ann Arbor by an Assignment of Mortgage dated January 21, 2022 and recorded November 28, 2022 in Liber 58278, Page 402, Oakland County Records. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in Oakland County, starting promptly at 10:00 a.m., on June 16, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. The balance owing on the Mortgage is $3,079,565.39 at the time of this Notice. The Mortgage contains a power of sale and no suit or proceeding at law or in equity has been instituted to recover the debt secured by the Mortgage, or any part of the Mortgage.
