NOTICE OF CONDOMINIUM ASSOCIATION LIEN FORECLOSURE SALE WHEREAS, default has been made in the terms and conditions of the Master Deed of Woodvale Townhomes Condominium dated February 4, 1986, signed on February 4, 1986, and recorded on March 6, 1986, in Liber 9297, Page 748, et seq., Oakland County, Michigan, Register of Deeds, and any amendments thereto, and designated as Oakland County Condominium Subdivision Plan No. 444 (the “Master Deedâ€). Said default under the Master Deed has resulted in the recordation of a “Notice of Lien for Non-Payment of Condominium Assessments Pursuant to Act 59, Public Acts of the State of Michigan, 1978, as Amended†by Woodvale Townhomes Condominium Association, said Notice of Lien for Non-Payment of Condominium Assessments Pursuant to Act 59, Public Acts of the State of Michigan, 1978, as Amended being dated January 2, 2014, signed on January 2, 2014, and recorded on January 9, 2014, in Liber 46694, Page 643, Oakland County, Michigan, Register of Deeds, and as amended by the First Amendment to Notice of Lien for Non-Payment of Condominium Assessments Pursuant to Act 59, Public Acts of the State of Michigan, 1978, as Amended being dated March 24, 2022, signed on March 24, 2022, and recorded on April 5, 2022, in Liber 57648, Page 197, Oakland County, Michigan, Register of Deeds (the “Lienâ€) on which Lien there is claimed to be due, as of the date hereon, the sum of EIGHT THOUSAND SIX HUNDRED THIRTY AND 25/100 DOLLARS ($8,630.25). Under the power of sale contained in the Michigan Condominium Act of 1978, MCL 559.208(2), and Article II, Section 5 of the Amended and Restated Condominium Bylaws, recorded with the First Amendment to said Master Deed being signed on September 4, 2007, and recorded on September 21, 2007, in Liber 39593, Page 196, Oakland County, Michigan, Register of Deeds, please take notice as follows: Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following Lien will be foreclosed by a sale of the liened premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in Oakland County, starting promptly at 10:00 AM, on February 17, 2026. The amount due on the Lien may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the premises.
