NOTICE OF MORTGAGE FORECLOSURE SALE This firm is a debt collector attempting to collect a debt. Any information we obtain will be used for that purpose. Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the Circuit Court in Jackson County, Michigan, starting promptly at ten o'clock in the forenoon on Wednesday, the 14th day of January, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. The mortgage was made by TERRANCE LEE KISON, a single man ("Mortgagor"), to GREENSTONE FARM CREDIT SERVICES, FLCA, a federally chartered corporation, having an office at 3515 West Road, East Lansing, Michigan 48823 (the "Mortgagee"), dated August 24, 2020, and recorded in the office of the Register of Deeds for Jackson County, Michigan on August 31, 2020, in Liber 2168, Page 775 (the "Mortgage"). By reason of a default under the conditions of the Mortgage, the Mortgagee elects to declare and hereby declares the entire unpaid amount of the Mortgage due and payable forthwith. Mortgagee is the owner of the indebtedness secured by the Mortgage. As of the date of this Notice there is claimed to be due for principal and interest on the Mortgage the sum of Fourteen Thousand, Four Hundred Seventy and 46/100 Dollars ($14,470.46). No suit or proceeding at law has been instituted to recover the debt secured by the Mortgage or any part thereof. The premises covered by the Mortgage are situated in the Township of Columbia, County of Jackson, State of Michigan, and are described as follows: Land situated in Columbia Township, Jackson County, Michigan being a part of the East 1/2 of the Northwest 1/4 of Section 13, Town 4 South, Range 1 East, further described as Commencing at the North 1/4 corner of Section 13; thence South 89°57'24" West, 1324.54 feet along the North line of Section 13, (as remonumented) and the centerline of Crego Road to a found capped iron pipe; thence South 00°50'09" East 5.66 feet along the West line of the East 1/2 of the Northwest 1/4 of Section 13, (as monumented, being the centerline of McKinney Road) to a found 3/4 inch iron pipe at the Northwest corner of C. Wilson and Associates, Inc. Job #21045 dated August 2, 2001 for a point of beginning; thence continuing South 00°50'09" East 349.36 feet along said line and said road; thence North 89°43'47" East 258.41 feet; thence North 00°28'53" East (recorded as North 00°29'06" East) 349.48 feet; thence South 89°42'42" West (recorded as South 89°42'50" West) 266.44 feet to the point of beginning. Together with all fixtures, tenements, hereditaments, and appurtenances belonging or in any way appertaining to the premises. Commonly known as: Vacant land on McKinney Road, Columbia Township, Michigan 49201 P.P. #38-000-19-13-126-003-15 Notice is further given that the length of the redemption period will be one (1) year from the date of sale. If the premises are sold at a foreclosure sale, under MCLA §600.3278 the Mortgagor will be held responsible to the person who buys the premises at the mortgage foreclosure sale or to the Mortgagee for damaging the premises during the redemption period.
