FORECLOSURE NOTICE ATTENTION TO HOMEOWNER: If you are a military service member on active duty, if your period of active duty has concluded less than 90 days ago, or if you have been ordered to active duty, please contact the attorney for the party foreclosing the Notice of Lien at the telephone number stated in this notice. Default has been made by Marc Audy, of 201 Bona Vista Drive N.W., Grand Rapids, Michigan 49504 (the “Owner”), in the terms and conditions of the Master Deed recorded on Liber 2305, Page 1135, as amended, in the office of the Kent County Register of Deeds and designated as Kent County Condominium Subdivision Plan No. 55 by reason of Owner's failure to pay condominium dues and other sums owed to GROSSE POINTE ESTATES CONDOMINIUM ASSOCIATION (the “Association”). A Notice of Lien was recorded with the Kent County Register of Deeds on August 4, 2025 as Instrument No. 202508040050006, and has been served upon the Owner. The amount owed under the Notice of Lien as of the date of this Notice of Lien is Seven Thousand Four Hundred Eighteen and 00/100 Dollars ($7,418.00). Notice of foreclosure by advertisement – notice is given under Section 3212 of the Revised Judicature Act of 1961, 1961 PA 236, MCL 600.3212 and under the power of sale contained in the Master Deed and pursuant to MCL 559.208, that the above Notice of Lien will be foreclosed by a sale of the liened premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in Kent County (that being the Kent County Courthouse, 180 Ottawa Ave., N.W., Grand Rapidds, Michigan 49503), starting promptly at 10:00 a.m. on Wednesday, November 5, 2025. The amount due on the Notice of Lien may be greater on the day of the sale and may include interest, costs, charges and expenses, including attorney fees, and also any sums which may be paid by the Association in order to protect its interests. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the premises. A potential purchaser is encouraged to contact the County Register of Deeds office or a title insurance company, either of which may charge a fee for this information. Said premises are situated in the City of Grand Rapids, Kent County, Michigan, and are described as: Unit No. 21, Grosse Pointe Estates Condominiums, according to the Master Deed recorded in Liber 2305, Pages 1135, as amended, and designated as Kent County Condominium Subdivision Plan No. 55, together with rights in general common elements and limited common elements as shown on the Master Deed and as described in Act 59 of the Public Acts of 1978, as amended. If the premises is sold at foreclosure sale under Chapter 32 of the Revised Judicature Act of 1961, as amended, then under applicable law, including MCL 600.3278, the owner of the premises will be held responsible to the person who buys the premises at the foreclosure sale and/or to the Association for damaging the premises during the redemption period.
