Public Foreclosure Notice
NOTICE OF MORTGAGE FORECLOSURE SALE This firm is a debt collector attempting to collect a debt. Any information we obtain will be used for that purpose. Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in Wayne County, Michigan, starting promptly at eleven o'clock in the forenoon on Thursday, September 24, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. The mortgage was made by SECOND GRACE UNITED METHODIST CHURCH (the "Mortgagor"), to UNITED METHODIST DEVELOPMENT FUND, a Pennsylvania corporation, having an office at 475 Riverside Drive, New York, New York 10115 (the "Mortgagee"), dated October 6, 2005, and recorded in the office of the Register of Deeds for Wayne County, Michigan on October 11, 2005, in Liber 43563, Page 776, as amended by an Addendum to Mortgage dated October 15, 2005, and recorded in the office of the Register of Deeds for Wayne County, Michigan on October 28, 2005, in Liber 43732, Page 681 and as further amended by an Affidavit dated March 6, 2006, and recorded in the office of the Register of Deeds for Wayne County, Michigan on May 25, 2026, in Liber 44783, Page 1221 (the "Mortgage"). By reason of a default under the conditions of the Mortgage, the Mortgagee elects to declare and hereby declares the entire unpaid amount of the Mortgage due and payable forthwith. Mortgagee is the owner of the indebtedness secured by the Mortgage. As of the date of this Notice there is claimed to be due the principal sum of Three Hundred Eighty Seven Thousand Four Hundred Thirty Three and 50/100 Dollars ($387,433.50). No suit or proceeding at law has been instituted to recover the debt secured by the Mortgage or any part thereof. Together with any street or alley adjacent to said premises, or to be vacated, all and singular the buildings, hereditaments, appurtenances, privileges, rights and water rights, including but not excluding any other fixtures any and all storm sash, storm doors, storm vestibules, wire screens, wire doors, window shades, awnings, mantels and connecting iron woodwork, grates, gas and electric fixtures, bathtubs, laundry and bathroom fixtures, oil burners and equipment, coal stoker, plumbing equipment, linoleum, furnaces, hot water heaters, incinerators, ventilators and all steam or hot water radiators and registers and the piping connected therewith, belonging to or used as a part of the building or said building or buildings or used a part thereof at any time, including as well as apparatus and fixtures of every description for watering, heating, ventilating and screening and the rents, income and profits thereof. If the premises are sold at a foreclosure sale, under MCLA §600.3278 the Mortgagor will be held responsible to the person who buys the premises at the mortgage foreclosure sale or to the Mortgagee for damaging the premises during the redemption period.
