NOTICE OF MORTGAGE FORECLOSURE SALE This firm is a debt collector attempting to collect a debt. Any information we obtain will be used for that purpose. Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in Monroe County, Michigan, starting promptly at 10:00 o’clock in the forenoon on Thursday, August 20, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. The mortgage was made by MONROE TRANSFER, L.L.C., a Michigan limited liability company, ("Mortgagor"), to OXFORD BANK, a Michigan banking corporation, having an office at 64 S. Washington Street, Oxford, Michigan 48371 (the "Mortgagee"), dated July 13, 2021, and recorded in the office of the Register of Deeds for Monroe County, Michigan on July 26, 2021, as Instrument No. 2021R19658, and as further assigned by an Assignment of Mortgage dated March 4, 2026 to V25 LLC, a Michigan limited liability company, having an office at 1000 Town Center, Southfield, Michigan 48075, which was recorded on March 27, 2026 as Instrument 2026R04818, Monroe County Records (the "Mortgage"). By reason of a default under the conditions of the Mortgage, the Mortgagee elects to declare and hereby declares the entire unpaid amount of the Mortgage due and payable forthwith. Mortgagee is the owner of the indebtedness secured by the Mortgage. As of the date of this Notice there is claimed to be due for principal and interest on the Mortgage the sum of Five Hundred Ninety-Four Thousand Seven Hundred Sixty-Four and 34/100 Dollars ($594,764.34). No suit or proceeding at law has been instituted to recover the debt secured by the Mortgage or any part thereof. Warnke, Jr., Licensed Professional Surveyor, Michigan License No. 19/174, File No. 01-0072, dated December 20, 2002, described as follows: Commencing at a capped 1/2 inch rebar set on the South line of East Third Street (66 feet wide) 36.0 feet Westerly of and at right angles to the centerline of the northward main track of the Detroit and Toledo Shore Line Railroad now Canadian National Railroad, being the Northeasterly corner of a parcel described in Warranty Deed recorded in Liber 458, Pages 346-347, Monroe County Register of Deeds Office, for the point of beginning, aforesaid corner is 153.71 feet South 55 degrees 50 minutes East from the intersection of said south line of East Third Street with the original east right-of-way line of the Michigan Central Railroad now Norfolk Southern Railroad; thence parallel with said northward track, South 32 degrees 03 minutes 00 seconds West 666.51 feet measured (666.0 feet recorded in said Warranty Deed) to a capped 1/2 inch rebar set; thence North 57 degrees 57 minutes 00 seconds West 14,00 feet to a capped 1/2 inch rebar set; thence South 36 degrees 29 minutes 37 seconds West 676.29 feet to a capped 1/2 inch rebar at the Northeasterly corner of a parcel described in Quit Claim Deed recorded in Liber 660, Pages 689-691, Monroe County Register of Deeds Office, said point being 37.0 feet westerly of and at right angles from the centerline of main line track; thence South 38 degrees 40 minutes 17 seconds West 250.61 feet measured (250.92 feet recorded in said Quit Claim Deed, Liber 660, Pages 689-691) to a capped 1/2 inch rebar set at Southeasterly corner of said Quit Claim Deed, Liber 660, Pages 689-691, said point being 35.0 feet Westerly of and at right angles from the centerline of main line track; thence parallel with said main line track, South 39 degrees 06 minutes 30 seconds West, passing a capped 1/2 inch rebar set at 778.5 feet, continuing for a total distance of 826.50 feet to the southeasterly corner of a parcel described in Quit Claim Deed recorded in Liber 627, Pages 738-739, Monroe County Register of Deeds Office; thence on the approximate centerline of Plum Creek, North 51 degrees 52 minutes 00 seconds West 119.86 feet to the southwesterly corner of Parcel 1 described in Quit Claim Deed recorded in Liber 734, Pages 743-747, Monroe County Register of Deeds Office, said point being 25.0 feet easterly of and at right angles from the centerline of track of the Michigan Central Railroad, now Norfolk Southern Railroad; thence parallel with the said centerline of track, North 34 degrees 05 minutes 00 seconds East, passing a capped 1/2 inch rebar set at 48.0 feet, continuing for a total distance of 1009.29 feet to a capped 1/2 inch rebar set at the Northwesterly corner of said Parcel 1; thence North 55 degrees 50 minutes 00 seconds West 7.00 feet to a capped 1/2 inch rebar set at the Southwesterly corner of a parcel described in a Quit Claim Deed recorded in Liber 590, Pages 435-437, Monroe County Register of Deeds Office, said point being 18.0 feet Easterly of and at right angles from the centerline of track; thence parallel with the said centerline of track, North 34 degrees 05 minutes 00 seconds East 1098.00 feet to a capped # 19474 1/2 inch rod found at the Northwesterly corner of a parcel described in said Quit Claim Deed, Liber 590, Pages 435-437; thence South 55 degrees 50 minutes 00 seconds East 7.00 feet to a capped 1/2 inch rebar set at the Southwesterly corner of Parcel 2 described in said Quit Claim Deed recorded in Liber 734, pages 743-747, said point being set 25.0 feet easterly measured at right angles from the centerline of track; thence parallel with the said centerline of track, North 34 degrees 05 minutes 00 seconds East 300.00 feet to a capped 1/2 inch rebar set at the Northwesterly corner of said Parcel 2; thence on the Southerly right-of-way line of East Third Street, South 55 degrees 50 minutes 00 seconds east 230.79 feet to the point of beginning. Together with all related easement, rights-of-way, rights, licenses, privileges, hereditaments and appurtenances; all building and improvements now or later located on the land; all rents, issues, revenues, income, profits, accounts and general intangibles arising from the premises, or relating to any business conducted by mortgagor on it, including without limitation under present or future leases, licenses or otherwise; all right, title and interest of mortgagor in and to the land lying in the bed of any street, road, avenue, alley or walkway, opened or proposed or vacated, or any strip or gore, in front or adjoining the land; all machinery, apparatus, equipment, fittings, and articles of personal property of every kind and nature whatsoever located now or in the future in or upon the premises and used or usable in connection with any present or future operation of the premises (all of which is called "Equipment").
