NOTICE OF MORTGAGE FORECLOSURE SALE The debt collector is attempting to collect a debt and any information obtained will be used for that purpose. Default has been made in the conditions of a Mortgage dated June 18, 2021, (“Mortgage”) originally made by CRYSTAL M. STEVENS, whose last known address is 3904 Memory Lane, Jackson, MI 49201 (“Mortgagor”), to COUNTY NATIONAL BANK, Successor Trustee of the GUY F. SEIDEL LIVING TRUST dated October 15, 1990, as amended, (“Mortgagee”). The Mortgage was recorded in Liber 2191, Page 173, Jackson County Records, on June 30, 2021. Under the Mortgage, there is claimed to be due and unpaid as of February 13, 2026, the sum of Ninety-Four Thousand Eight Hundred and Four Dollars and 1/100s ($94,804.01), with interest at FIVE and ONE HALF (5.5%) percent per annum, which continues to accrue, plus Mortgagee's expenses, including but not limited to attorney fees. No action or proceeding is instituted at law to recover the debt secured by the Mortgage, or any part of the Mortgage. Under the power of sale contained in said mortgage and the statute in such case made and provided, notice is hereby given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the above referenced mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the place of holding the circuit court in Jackson County, 312 S. Jackson Street, Jackson, MI 49201, starting promptly at 10:00am (time), on Wednesday, April 8, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information.”. The subject property is commonly known as 3904 Memory Lane, Jackson, MI 49201, and situated in the Township of Leoni, County of Jackson, State of Michigan, to-wit: Lot 79 Backus Subdivision Extension #5, according to the recorded plat thereof, as recorded in Liber 24 of Plats, Pages 39 and 40, Jackson County Records. Together with all existing or subsequently erected or affixed buildings, improvements and fixtures; all easements, rights of way, and appurtenances; all rights to make divisions of the land that are exempt from the platting requirements of the Michigan Land Division Act, as it shall be amended; all water, water rights, watercourses and ditch rights (including stock in utilities with ditch or irrigation rights); and all other rights, royalties, and profits relating to the real property, including without limitation all minerals, oil, gas, geothermal and similar matters. The Period of Redemption applicable to the Mortgage referred to in this Notice is Six (6) months from the date of sale, pursuant to MCL 600.3240, or other such applicable statute, unless determined abandoned in accordance with MCL 600.3241a, in which case the redemption period shall be 30 days from the date of such sale.
