THIS FIRM IS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. NOTICE OF FORECLOSURE BY ADVERTISEMENT Default having been made in the conditions of a certain Mortgage made by Steven Lee Garrow, 357 Elizabeth St., Parma, MI 49269 to Sturgis Bank & Trust Company, 125 E. Chicago Road, Sturgis MI 49091 dated November 21, 2024, and recorded in the office of the Register of Deeds for the County of Jackson and State of Michigan, on December 4, 2024 in Liber 2255, Page 710. There is claimed to be due on the date of this notice, for principal and interest the sum of Two Hundred Eleven Thousand One Hundred Ninety-Six and 53/100 ($211,196.53) Dollars on the Mortgage and no proceedings having been instituted to recover the debt now remaining secured by said Mortgage, or any part thereof, where by the power of sale contained in said Mortgage has become operative; Now Therefore, Notice is Given that by virtue of the power of sale contained in said Mortgage and under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, the said Mortgage will be foreclosed by a sale of the mortgaged premises therein described or so much thereof as may be necessary, at a public auction sale, to the highest bidder for cash or cashier's check, at Courthouse in the City of Jackson and County of Jackson, Michigan, that being the place of holding Circuit Court in and for said County, on November 19, 2025 at promptly 10:00 o'clock in the forenoon of said day; which said mortgage premises are described as follows, to-wit: Beginning at the Southwest corner of Lot 4, Block 4, Aldrich's Addition to the Village of Parma, Jackson County, Michigan; thence South along the East line of Elizabeth Street 273.9 feet to a point 330 feet North of the East and West 1/4 line for the place of beginning of this description; thence South along the East line of Elizabeth Street 165 feet; thence East parallel with the East and West 1/4 line 132 feet; thence North parallel with the West Section line 165 feet; thence West parallel with the East and West 1/4 line 132 feet to the beginning. EXCEPT: Beginning at the Southwest comer of Lot 4, Block 4, Aldrich's Addition to the Village of Panna; thence South along the East line of Elizabeth Street 273.9 feet to the place of beginning of this description; thence South along the East line of Elizabeth Street 11.7 feet; thence East parallel with the East and West 1/4 line 132 feet; thence North parallel with the West Section line 11.7 feet; thence West parallel with the East and West 1/4 line 132 feet to the place of beginning. Property Address: 357 Elizabeth St., Parma, MI 49269 PIN: 002-07-31-164-010-02 and 002-07-31-164-010-0l Said premises will be sold to pay the amount as aforesaid then due on said Mortgages together with 6.875% percent interest on the Mortgage, legal costs, attorneys' fees and also any taxes and insurance that said Mortgagee does pay on or prior to the date of said sale. The amount due on said Mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. Pursuant to MCL 600.3240, the last day to redeem the Sheriff's Deed will be May 19, 2026, however, if an Affidavit of Abandonment is filed with the Register of Deeds, the last day to redeem will be December 19, 2025, or until the time to provide the notice was required by MCL 600.3241a(c) expires, whichever is later. If said property is in fact sold at the above-described foreclosure sale, pursuant to MCL 600.3278, the above listed Mortgagor will be responsible to the person who buys the property at the foreclosure sale or to Sturgis Bank and Trust Company for damaging the property during the redemption period.
